The 181-acre Bullstreet redevelopment project is currently the largest urban infill development in the United States. Hughes Development Corporation is transforming the former historic South Carolina State Hospital property into a mixed-use development consisting of office and retail space, apartments, condominiums, and hotels. The master plan is an extension of the Columbia, SC downtown grid and incorporates vibrant streets, public plazas, a 20-acre urban park, and is anchored by an 8,000-seat, $37 million minor league baseball stadium. The unique history and character of the site is being preserved through the adaptive reuse of many of the existing buildings which date back to the 1800s.
Beau Welling Design has been integral in the redevelopment of Bullstreet, providing numerous design and advisory services since inception of the project. Currently, BWD is serving the project, which is considered the largest and most significant development in Columbia’s modern history, through the detail development of the park, streetscape, plaza, and landscape design, as well as serving as the developer’s primary advisor on the master plan.
